A beautiful single-family house, designed in 1973 by Alfredo Lambertucci and completed in 1976. The house is located along Via Appia Vecchia, between Genzano and Lanuvio on the side of a hill from which you can see the sea.
The villa is built over two floors dedicated to the sleeping area, the lower one lower than the living area.
The residence was the subject of a conservative restoration in 2023 by the architect Giorgio Massaccesi.

The single-family residence, designed by Alfredo Lambertucci in 1973 and built between 1975 and 1976, is a country house created to offer a place outside of the city where you can enjoy moments of tranquility. Located along the Appian Way Vecchia, between Genzano and Lanuvio, its construction required special attention to the surrounding environment, as the architect wanted to preserve the countryside view and ensure an uninterrupted view of the horizon. Therefore, the house was built below street level, digging into the ground and creating a special relationship with nature and the surrounding environment.

The distinctive character of the house lies in the simplicity of the lines and shapes used. It consists of a unique and compact volume, which Lambertucci has shaped through additions (such as the wall that houses the fireplace and the body, the cylinder staircase) and subtractions (such as the porch obtained by partially emptying the lower floor). The entire structure is covered from one time to.

The continuity outside is also inside the house. On the lower floor, this continuity is manifested in the union of the functions of the living area, while on the upper floor the continuity between the rooms is guaranteed by the inclusion of abundant natural light through windows and porpoises on the interior partition walls. Light plays a key role in the environment: its direct and indirect spread has been studied in detail, using large windows when needed and glass cement elements in the masonry to transmit light between the different rooms on the upper floor.

The villa is built over two floors with the upper floor dedicated to the sleeping area and the lower floor to the living area. A peculiarity is that the main access, made through a steel bridge from the road level, is located on the upper floor, which implies an approach to the house different from the traditional one. Immediately after the entrance, you discover a space with a double inside height that overlooks the living room and the fireplace wall. The upper floor houses three bedrooms (one main and two smaller size) and two bathrooms, one of which is for the exclusive use of the main room.

Through a helical staircase located in a cylinder volume adjacent to the main house, you go down to the lower floor, where there is the living area which, together with the kitchen and dining area, is a large open space. The lower floor also includes a small bedroom, a bathroom, the Arch. Lambertucci studio (separated from the house by the house through the porch), a technical room that also acts as a warehouse, located outside the house, under the staircase that leads to the steel bridge.

Regarding the materials used, the exterior and interior walls are covered with a rustic plaster, the outdoor flooring is in concrete slabs. The ceramic interior floors are from the Altomena, the fixtures are made of douglas wood, and the thresholds are made of trachial stone.

I will not be on site at the reception, a person appointed by me will be present, but I remain available for any need.
I requested a CIN but I have not received it yet.
